Chimney Pointing

Most chimneys require re pointing every 20 years, mortar becomes what I call rotten, its becomes very soft and powdery. When your chimney is in this condition water can ever and may look like a roof leak.

OSB Board

Again we have come across a rotted out OSB board mess! It seems in a lot of cases the few hundred saved is only a short term game and a long term loss. Things such as improper venting or a small roof leak, are a death warrant for OSB board. The OSB turns black likely mould and the roof starts to cave in between the trusses. We have used plywood for this reason and the fact that OSB board off gasses formaldehyde.  Formaldehyde has been linked to increased risk of leukemia and brain cancer, We just cant install such a thing in your home just because of a bottom line, we hope that when you are getting your roof replaced, and you see one bid for less money make sure they are using plywood and not OSB Board

built in gutters

I see a large number of my competitors, installing torch on in built in gutters. This is sad to see as torch on has no manufactures warranty if there is pooling water on the membrane, just by nature built in gutters always have some pooling water. I have seen torch on after 10 years with pooling water on it, it’s not nice. So you get a new 30 year fibreglass roof,  you install gutters that may last 12 to 15 years max 10 if there’s lots of water. I just wonder how well they sleep at night?

Wind

wind is a huge enemy of older old interlock style (t-lock) roofs, its good to go out and look for wood or black spots on your roof if you have this type of asphalt roof. also if you can check flashing around chimney and skylights, if you have a flat roof, its good to have it inspected for damage from branches. a slow roof leak can do a lot of damage before getting noticed. http://www.pwmccallumroofing.com for more info
